SJP Lands Conditional Redeveloper Role for 200-Unit Morristown Project

What SJP Properties Is Planning for Downtown Morristown
SJP Properties is preparing another major redevelopment in downtown Morristown, targeting several vacant and underused properties near the historic Morristown Green. The Morristown Town Council approved resolutions Aug. 18 designating SJP Morristown Green LLC as the conditional redeveloper for four properties along North Park Place and Washington Street. The redevelopment would introduce approximately 200 residential units, retail space and roughly 120,000 square feet of commercial and office space. The four properties are 1 N. Park Place, 17-21 N. Park Place, 11-23 Washington St. and 2-10 Washington St.
What Is Planned for North Park Place
The North Park Place portion would contain approximately 160 residential units, ground-floor retail, parking and build-to-suit commercial space. The properties include the former Century 21 building, which closed in 2020. Law offices in the broader redevelopment area have also reportedly been vacant since 2010. The redevelopment would replace long-underused properties with new housing and commercial space in the center of Morristown.
What Is Planned for Washington Street
The Washington Street portion would add approximately 54 residential units, along with ground-level retail and parking. The final architectural plans, site design and potential retail and office tenants have not yet been announced. Those details are expected to emerge as the project moves through the planning and approval process. Together, the North Park Place and Washington Street components would create the proposed 200-unit residential component.
What SJP Has Already Developed in Morristown
The latest proposal builds on SJP Properties' existing development activity in Morristown. The company previously developed M Station East and M Station West, which SJP says helped bring approximately 3,400 employees to town. Major tenants include Sanofi and Deloitte. SJP also redeveloped vacant properties along Speedwell Avenue for Valley Bank's headquarters at 70 Speedwell Ave. The company's projects have helped expand Morristown's office and employment base while bringing new retail and commercial activity into the downtown area.
What The Developers Say About the Project
Steven Pozycki, founder and CEO of SJP Properties, said the latest redevelopment builds on the company's long-term investment in Morristown.
“M Station has been a transformative development for Morristown, and the redevelopment of North Park will advance our long-standing vision for a more vibrant and elevated Morristown Green.”
Pozycki added that the project is intended to bring together employment, retail and housing.
“Through the arrival of a skilled workforce, high-quality retail, and premier housing, we’ll reactivate this area and restore its place at the center of the Town.”
Morristown Mayor Timothy Dougherty also described the redevelopment designation as an important step for the underused portion of downtown.
“This is an important step forward for a part of downtown that has been waiting for new life.”
What The Redevelopment Could Mean for Morristown
The project would add housing, retail and office space within the existing downtown rather than pushing development farther into suburban areas. Its location near Morristown Green and the town's transit-oriented core could help support the area's existing restaurants, businesses and pedestrian activity while returning vacant properties to productive use. The proposal also continues a broader effort by Morristown to reinvest in downtown properties and strengthen the area around the historic green.
What Happens Next
SJP Properties and Morristown now have 90 days to enter into an acceptable redevelopment agreement. The mayor or business administrator can extend that period by another 60 days. If an agreement is not reached within the established timeframe, the conditional redevelopment designation will automatically expire. The properties have previously been targeted for redevelopment. Earlier designations granted to North Park Place Holdings, a joint venture of Cannon Hill Capital Partners and TAG Redevelopment LLC, ultimately did not move forward. The next stage will determine whether SJP can finalize its agreement with the town and advance the proposed 200-unit mixed-use redevelopment.
