Nonprofit Proposes $40M Skybridge Project in Manhattan's Flatiron District

Simons Foundation, a prominent nonprofit organization focusing on scientific and mathematical research, has unveiled an ambitious $40M plan to construct a glass pedestrian skybridge in Manhattan's Flatiron District. The proposed skybridge will connect the foundation's two main buildings located at 160 and 162 Fifth Ave. The aim is to provide a safer and more efficient way for scientists, employees, and event attendees to move between the two properties.

Addressing Safety and Efficiency Concerns

Currently, the foundation's staff and visitors have to cross the street to move between the two buildings, creating a safety hazard. The proposed skybridge will run from the roof of 160 Fifth Ave. to the 11th floor of 162 Fifth Ave., eliminating the need for street crossing. The project also includes plans for a rooftop conference room at 160 Fifth Ave., equipped with auditorium-style seating for up to 200 people and workshop space for up to 60 people.

Design and Installation

The renowned architectural firm, Perkins Eastman, has been commissioned to design the skybridge. The structure will be assembled offsite and is expected to be installed over a single weekend. The foundation aims to complete the project by 2026, subject to necessary approvals from the city's Landmarks Preservation Commission and Department of Transportation.

Approval Process and Support

The foundation has already submitted its plans to the relevant city agencies and is awaiting their approval. Local Councilman Erik Bottcher has expressed preliminary support for the project, which could expedite the city's notoriously lengthy land-use review process. The proposal is on the agenda for the Landmarks Preservation Commission's meeting in December.

Historical Significance and Future Potential

The buildings at 160 and 162 Fifth Ave. have significant historical value, dating back to the late 19th and early 20th centuries. The proposed skybridge and rooftop conference room are expected to enhance the functionality of these buildings, enabling the foundation to fully realize its potential, according to Simons Foundation President David Spergel.

Ownership and Support

The Simons Foundation acquired the office portion of 160 Fifth Ave. in late 2018 for about $181 million. ABS Partners Real Estate owns 162 Fifth Ave. and has expressed support for the skybridge project.

With this ambitious project, the Simons Foundation aims to create a safer and more efficient environment for its staff and visitors, while preserving the historical significance of the buildings. This project is a testament to the innovative ways in which real estate can be utilized to meet the evolving needs of organizations and communities.
