David Simon built the largest retail real estate platform
David Simon transformed Simon Property Group into the largest retail real estate company in the world, overseeing a portfolio of malls, outlets, and mixed-use destinations. He joined the company in 1990 and quickly rose through the ranks. By 1993, he led the firm’s IPO, raising nearly $1 billion in what was then the largest real estate public offering.
Leadership defined modern retail real estate
Simon became CEO just two years after the IPO, making him one of the youngest leaders of a major public company at the time. Under his leadership, the company delivered more than 4,500% total shareholder return. He also expanded the platform into premium outlets and mixed-use assets, helping reshape the retail sector.
Succession plan already in place
Following his passing, the board appointed Eli Simon as CEO and president. He will continue serving as COO and director, ensuring continuity in leadership. Larry Glasscock has been named non-executive chairman, reinforcing governance during the transition.
What this means for retail and REIT investors
David Simon’s death marks a major leadership shift for one of the most influential players in retail real estate. However, the transition appears structured. With succession planning already in place, the company is positioned to maintain stability while continuing to operate its dominant retail platform. For investors, the key focus now shifts to execution under new leadership and how Simon Property Group adapts to the evolving retail and mixed-use landscape.
