Scarsdale Proposes 28K SF Mixed-Income Complex in Miami Beach

Miami Beach, well-known for its lavish resorts and high-end shopping destinations, is about to see a distinctive addition to its cityscape: a new four-story apartment complex.  The proposed development by workforce housing developer Scarsdale, known as the Morris Residences, pays homage to architect Morris Lapidus and is slated to encompass just over 28,000 square feet of brand-new construction. 

The numbers: Scarsdale, the developer behind this innovative project, secured the .52-acre building site in 2021, along with an existing 88,419-square-foot building. This new development will offer a total of 40 one-bedroom and two-bedroom apartments, ranging in size from 510 square feet to 720 square feet.

Rent range: The apartment units will be made accessible to individuals with incomes of up to 140 percent of the area median income (AMI). Monthly rental rates will vary depending on the apartment's square footage, falling within the range of $2,710 to $3,251.

The amenities: The Morris Residences will provide a variety of communal amenities, strategically located on the first floor. Residents can enjoy the convenience of a compact fitness center, a well-equipped business center, and a serene outdoor lounge area. Additionally, the development plans include provisions for 24 underground parking spaces.

The aesthetics: The project's architectural design, envisioned by Miami-based Berenblum Busch Architects, presents a modern low-rise building concept. 

What’s next: Before the Morris Residences can come to fruition, they must gain approval from the Miami Historic Preservation Board due to their location within the Palm View Historic District.

The Morris Residences are poised to take their place at 1701 Jefferson Avenue, Miami Beach, Florida, 33139, within Miami-Dade County, promising to contribute a unique dimension to the city's diverse urban landscape.
