San Francisco's Skyline to be Redefined by Bayhill Ventures' Proposed Apartment Tower

San Francisco's skyline is set to undergo a significant transformation. Bayhill Ventures, a real estate development firm based in the city, has proposed plans for a towering 71-story apartment building. If approved, this ambitious project will result in the tallest residential building in San Francisco, adding a new landmark to the city's iconic skyline.

Bayhill Ventures: A New Player with Big Ambitions

Bayhill Ventures, founded by industry veterans Paul Paradis and Rob Hollister, has made a bold entrance into the real estate scene. The company, which was launched earlier this year, has already filed plans for the construction of a 71-story tower at 530 Howard Street, in the South Financial District. This project aims to replace the existing four-story building that currently serves as Bayhill's headquarters.

A New Standard for San Francisco's Rental Properties

The proposed tower, standing at an impressive 840 feet, will not only be the tallest apartment building in the city but also the third tallest structure overall, trailing only behind the Salesforce Tower and the Transamerica Pyramid. The building's design, conceived by New Haven-based firm Pickard Chilton, features a sleek, rectangular structure with 672 apartments of varying sizes, including 67 affordable units. The tower also promises to offer residents stunning views of the city and a new standard for rental properties in San Francisco.

Fast-Track Approval Process

Interestingly, this project could be the first downtown tower that does not require approvals from the Planning Commission or the Board of Supervisors. Bayhill plans to leverage Assembly Bill 2011, an affordable housing law passed last year, which allows for the "ministerial" approval of certain projects on commercially zoned properties. This means the project could bypass environmental review and commission hearings, potentially speeding up the approval process.

Looking Ahead: Construction and Completion

Once approved, Bayhill anticipates a year to secure construction financing, followed by a three-year construction period. The company aims for the project's completion around 2028. The site at 530 Howard is currently owned by One Timberlake, led by Cindy Nguyen. However, Bayhill has the option to purchase it at the "appropriate time," according to Paradis.

With this ambitious project, Bayhill Ventures is setting the stage for future growth and development in San Francisco's real estate market. As the city's demand for housing continues to grow, this project could serve as a significant investment opportunity and a benchmark for future high-rise developments.
