Rockpoint and Urby Plan 69-Story Jersey City Mixed-Use Tower
Rockpoint and Urby are developing the 201 Hudson apartment tower in Jersey City, which will feature 748 apartments, 10,000 square feet of retail space, and 102 parking spaces, expected to complete mid-2029.

What 201 Hudson Will Include
201 Hudson – by Urby will rise 69 stories along the Jersey City waterfront and offer 748 studio, one-, two- and three-bedroom apartments. The development will also include 10,000 square feet of retail space and 102 parking spaces. Planned resident amenities include a resort-style swimming pool, fitness center, roof deck, dog run, children’s play area, parlor rooms and garden rooms. The project is expected to be completed around mid-2029.
What the Development Team Will Oversee
Boston-based real estate private equity firm Rockpoint and hospitality-focused multifamily developer Urby are partnering on the project. Urby will co-manage construction and development while overseeing leasing and property management alongside Rockhill, Rockpoint’s property services affiliate. The project team includes architecture firms HLW and Concrete Amsterdam, interior designer Shawn Hausman and landscape architect Bas Smets. Smets’ practice has worked on notable international projects, including the reimagined grounds of Notre-Dame Cathedral in Paris and the Mandrake Hotel in London.
What the Project Adds to the Larger Development
201 Hudson will represent the second phase of a planned three-tower multifamily development. The first phase, Jersey City Urby, was completed in 2017 with 762 apartments. The property was renamed Sable in 2025 after Veris Residential acquired full ownership. Ownership later transferred to Affinius Capital following its acquisition of Veris. The new tower will continue the expansion of the waterfront site while adding hundreds of apartments, new retail space and resident amenities.
What Transit Options Residents Will Have
Residents will have access to several public transportation options connecting Jersey City with Manhattan and the broader New York metropolitan area. Nearby transit includes the Grove Street and Exchange Place PATH stations. Residents will also be able to use the Harborside Ferry for service across the Hudson River to Manhattan. The combination of waterfront living and regional transportation access continues to support residential demand in Jersey City.
What the Project Means for Jersey City Multifamily
Jersey City ranked as the No. 2 market to watch in the 2026 Emerging Trends report from ULI and PwC. Rockpoint cited strong demographic trends, continued public and private investment and convenient access to Manhattan as factors supporting the Jersey City waterfront’s multifamily market. The firm manages more than $30 billion in assets and has committed to 146 residential investments since 1995. Its other Jersey City-area investments include The Morgan Provost Square, The Declan and Embankment House. Urby operates residential properties in markets including New York City, Jersey City, Newark, Stamford, Dallas, Philadelphia and Washington. The company also has upcoming projects in Hoboken and Miami’s Wynwood district. Newmark’s Adam Spies, Adam Doneger and Michael Collins represented Rockpoint and Urby in the land acquisition.
