Plans for a significant new 40-story project have emerged in the West End, just a short distance from TD Garden and North Station. The RMR Group, based in Newton, has submitted a letter of intent for a massive development at 251 Causeway St. The proposed project will encompass 600,000 square feet and include 420 residential units, a 300-room hotel, and 30,000 square feet dedicated to retail, restaurants, and amenities.

Community Impact and Project Vision

In its letter of intent to the Boston Planning Department, RMR highlighted the project's potential to address the local need for housing while also enhancing the area's public spaces. Improvements will focus on activating Causeway, North Washington, and Medford Streets. Jesse Abair, RMR’s Vice President of Development, emphasized the importance of initiating a public dialogue about the project and expressed eagerness to collaborate with community stakeholders to create a shared vision for this pivotal location.

Site Details and Historical Context

The site for the development comprises three adjacent parcels, which include two office buildings (143,000 square feet and 56,000 square feet) and a six-unit apartment building. RMR noted that the office buildings are largely vacant, with past attempts to lease them proving unsuccessful. The previous tenants included the Massachusetts Department of Agriculture Resources and the Veteran's Affairs Boston Clinic.

Previous Discussions and Future Steps

Although discussions about the proposed tower began in 2022, formal plans had not been submitted until now. RMR has also been involved in efforts to rezone the Bulfinch Triangle to facilitate taller buildings and additional housing options, indicating a broader commitment to revitalizing the area. A project notification form is expected to be submitted in the latter half of September, marking a crucial step in moving forward with the development.
