What Is Planned for EnSima

Hip-hop artist and entrepreneur Rick Ross is expanding his business portfolio into real estate development by joining the team behind EnSima, a planned mixed-use condominium project in his hometown of Miami Gardens.

The development will feature an eight-story building with 670 condominium residences and approximately 165,000 square feet of retail space. The project is planned for an undisclosed site near Hard Rock Stadium and the Miami International Autodrome, placing it within one of South Florida's fastest-growing entertainment districts.

What the Development Will Include

EnSima will offer a mix of residential floor plans with pricing beginning at approximately $593 per square foot. Current pricing starts at around $450,000 for a 650-square-foot one-bedroom unit, while 900-square-foot two-bedroom residences are expected to begin around $580,000.

The project is being designed by renowned Italian design firm Pininfarina, best known for its automotive design work with Ferrari. TerraForm Development has been selected to oversee construction, although a construction start date has not yet been announced.
