What the New Renderings Reveal

Fresh renderings have provided a closer look at The Greenwich Spire, a luxury residential tower that is set to redefine the Greenwich Village skyline. Rising 30 stories above 11 West 13th Street, the development will stand 538 feet tall, making it the tallest building in the neighborhood once complete. Designed by Kohn Pedersen Fox (KPF), the slender tower features a series of stepped setbacks that create private terraces for many of the upper residences. The building will culminate in a dramatic crown, while a glass-enclosed spiral staircase appears to serve a triplex penthouse occupying the top three floors. At street level, the design introduces an elegant motor courtyard entrance framed by landscaped gardens, arched openings, blade-cut brick, natural stone, and detailed metalwork, giving the project a refined yet timeless appearance.

What the Development Will Include

The Greenwich Spire will span approximately 111,022 square feet and deliver 34 luxury condominium residences averaging 3,020 square feet each. In addition to the residential component, the project will include 2,300 square feet of ground-floor retail space across two storefronts, bringing additional activity to the block between West 13th and West 14th Streets near Fifth Avenue. Interior design is being led by Leroy Street Studio, with amenities focused on high-end urban living. Residents will have access to a fitness center, swimming pool, golf simulator, library and lounge, pet grooming room, bicycle storage, and seven enclosed parking spaces.

What Construction Looks Like Today

Construction has continued to move forward since foundation work began earlier this year. Recent site photos show the substructure reaching street level, with crews preparing for vertical construction as the building core starts to rise. Developers expect superstructure work to accelerate over the coming months, and the tower should begin making a noticeable impact on the neighborhood skyline by winter. Earlier this year, the development team also secured a $190.075 million construction financing package, allowing the project to advance into its next phase.

What This Means for Greenwich Village

The Greenwich Spire represents one of the most ambitious residential developments ever proposed for Greenwich Village. While the neighborhood is known for its historic low-rise buildings, the new tower will introduce a boutique collection of luxury homes with panoramic views of Lower Manhattan and the Hudson River. Its location just steps from Union Square places residents within walking distance of multiple subway lines, shopping, dining, and cultural destinations. As construction progresses toward its anticipated mid-2028 completion, the project is expected to become one of Manhattan's most recognizable new luxury condominium developments.
