New renderings have been released for Archer Towers II, a 22-story residential project planned at 163 25 Archer Avenue in downtown Jamaica, Queens. The development adds to a growing pipeline of mixed-income housing, reshaping the neighborhood’s residential core. The 353,000 square foot building will deliver 400 rental apartments, along with ground floor commercial space and on-site parking. The site sits between 165th Street and Guy Brewer Road, steps from transit and retail.
The tower features a stepped massing with two setbacks along its southern elevation. Renderings show a façade of tan paneling and floor-to-ceiling windows arranged in a two-story grid, with brown spandrels providing contrast and depth. Inside, the lobby is designed with high ceilings, exposed concrete columns, and generous natural light. Unit layouts include studios, one-bedroom, and two-bedroom apartments.
Apartments will be reserved for households earning 40 to 110 percent of the area median income, reinforcing the project’s mixed-income focus. Sixty units are designated as OurSpace apartments for formerly homeless residents, supported by light-touch services. Amenities will include a resident lounge, children’s playroom, fitness center, and coworking space, aligning with demand for flexible living and work environments.
BRP Companies recently closed on a $303 million construction loan to move the project forward. The financing package includes tax-exempt bonds issued by the New York City Housing Development Corporation, subsidies from the New York City Department of Housing Preservation and Development, and Low Income Housing Tax Credit equity. Wells Fargo is serving as both the letter of credit provider and the tax credit equity investor.
BRP Companies views Archer Towers II as part of a broader, long-term commitment to Jamaica. The firm has now completed multiple projects in the area, betting on continued residential growth driven by transit access and public investment. Andy Cohen, managing director at BRP Companies, said the project reflects confidence in Jamaica’s momentum and the need to expand housing supply at scale.
Archer Towers II adds another major mixed-income project to downtown Jamaica’s development pipeline. With construction set to begin in early 2026, the project underscores continued investment in affordable and workforce housing as Queens remains a focal point for residential growth.
