A fresh rendering has been released for 567 Second Avenue, offering the first detailed look at a new residential development planned for the northwest corner of Second Avenue and East 31st Street in Manhattan's Kips Bay neighborhood. Developed by New Empire Corp., the 14-story building will add 131 condominium residences above ground-floor commercial space. While the project's architect has not yet been publicly identified, the design signals another modern residential addition to one of Midtown East's steadily growing neighborhoods.

What the Building's Design Includes

The rendering showcases a contemporary design with a sleek glass façade, rounded corners, and beige exterior panels. The building's lower ten floors feature a clean, box-like form, while the upper four stories incorporate recessed sections and corner cutouts that help break up the overall massing. Floor-to-ceiling windows wrap around much of the structure, maximizing natural light and providing a more open appearance. The residential entrance is expected to face East 31st Street, while retail storefronts will front Second Avenue, creating an active streetscape at the busy intersection.

What Will Be Replaced Before Construction Begins

Before construction can move forward, several existing low-rise buildings occupying the site will be demolished. The development site currently includes 247 East 31st Street along with 563, 567, and 569 Second Avenue, a collection of four-story commercial and residential properties. New Empire Corp. acquired the assemblage from the Marchi family for $38 million earlier this year, paving the way for the large-scale redevelopment.

The project continues the steady wave of new residential investment taking place throughout Kips Bay, where older low-rise buildings are increasingly being replaced with higher-density housing near major transit options. Future residents will be within walking distance of the 28th Street and 33rd Street 6 train stations, while the nearby East 35th Street Ferry Terminal provides additional transportation along the East River.
