What Related Ross Is Planning at 464 Fern Street

Related Ross has filed plans for a new residential tower in Downtown West Palm Beach, marking another major development proposal for the rapidly changing area. Known as the Residences at 464 Fern Street, the project would rise 25 stories, or approximately 316 feet, and deliver 194 residences. The site covers 2.64 acres. Related Ross acquired the property for $55 million in May, according to the project filing. The proposal remains in the municipal review process and will need additional approvals before construction can begin.

What The Residences Will Include

The planned residences will range from two- to four-bedroom layouts, positioning the project toward the upper end of West Palm Beach's residential market. Parking would be provided through a multilevel podium containing 486 spaces, with portions of the parking supply using mechanical parking systems. The ground floor would include the residential lobby and a drop-off area, along with 4,343 square feet of commercial space. A landscaped garden plaza with public art is also planned along the ground-level portion of the property.

What The Amenities Will Offer Residents

Resident amenities are concentrated primarily on the fifth floor. Plans call for a lap pool, outdoor bar, landscaped areas, fitness center and game room. The amenity deck would also connect with landscaping incorporated into the podium and tower design. The project is designed to bring a substantial residential component to a prominent Downtown West Palm Beach site while incorporating outdoor spaces throughout the development.

What The Building Will Look Like

Roger Ferris + Partners designed the proposed tower. The architecture uses a predominantly glass exterior with white horizontal floor plates and vertical bands. Rounded corners transition into curved terraces along the ends of the building, while the central portions use larger expanses of floor-to-ceiling glazing. The parking podium is designed as a rounded structure wrapped in a perforated exterior screen. Landscaping would cover portions of the garage and amenity deck, with additional plantings extending toward the sidewalks. A public art installation is planned within the landscaped area facing South Dixie Highway.

What The Development Team Is Working On

Related Ross is the developer behind the project, while Roger Ferris + Partners is responsible for the architectural design. The architect is also working with Related Ross on Shorecrest, another residential development currently under construction in West Palm Beach. The Residences at 464 Fern Street is currently undergoing municipal review. Construction cannot begin until the required approvals are secured.

What Was Previously Planned for the Site

The property has gone through several development proposals under previous ownership. In 2022, 13th Floor Investments, Wexford Real Estate Investors and L&L Holding Company proposed a 25-story mixed-use project called Residences of Palm Beach West. That earlier proposal, designed by Arquitectonica, initially called for 372 rental units and a 28,184-square-foot grocery store above a six-story podium with retail and parking. The plans were later revised to 400 residences, including rental apartments, penthouses and townhomes, along with approximately 28,000 square feet of retail space, additional office and recreational uses and 890 parking spaces. Related Ross's current proposal is substantially different, with fewer residences and a smaller commercial component.

What Happens Next for 464 Fern Street

The Residences at 464 Fern Street still needs to move through West Palm Beach's municipal approval process. Plans were submitted to the city's Plans and Plats Review Committee in June. Additional approvals will be required before construction can move forward. If approved, the project would add nearly 200 new residences to Downtown West Palm Beach while bringing new commercial space, structured parking, public art and a significant package of residential amenities to the site.
