What Is Being Built at the Former Office Depot Site
Construction is officially underway at Broken Sound Residences, marking the first major step in the redevelopment of Boca Raton's former Office Depot headquarters.
The residential project will deliver 494 homes across roughly 9.9 acres, while the broader redevelopment will transform the nearly 28-acre campus into a mix of housing, retail, wellness and office uses. The site was acquired by BH Group and PEBB Enterprises for $104 million in 2023.
What The Residential Project Will Offer
The development will feature three residential collections: Manor, Icon and workforce residences.
Manor will include 223 one-, two- and three-bedroom residences, while Icon will add 239 larger homes with upgraded finishes and access to a private rooftop lounge overlooking the Broken Sound Country Club golf course. Another 50 residences will be designated as workforce housing.
The amenity package is designed around the growing demand for resort-style rental living, with more than 23,000 square feet of indoor amenities and more than half an acre of outdoor gathering areas.
Residents will have access to multiple pools, cabanas, hot tubs, a cold plunge, fitness facilities, coworking areas, a golf simulator, private dining, clubrooms and a resident wine lounge. Icon residents will also have their own rooftop lounge.
What The Larger Boca Raton Redevelopment Includes
Broken Sound Residences is only one piece of the redevelopment. The former Office Depot campus is being repositioned as a more connected environment where residents, office workers and visitors can live, work, shop and exercise in the same district.
The approved plan includes more than 405,000 square feet of office space, approximately 43,000 square feet of retail and restaurant space and a nearly 37,000-square-foot Equinox fitness facility.
The existing office component is also being repositioned rather than completely demolished. PEBB and BH Group have continued leasing activity at the property, including corporate tenants, while the residential component is being developed with Related Group.

Related Group, PEBB Enterprises and BH Group are combining their development platforms on the transformation.
Related Development is leading the residential portion, while PEBB and BH Group are handling the office and retail components. The partnership's strategy is effectively turning a traditional corporate campus into a mixed-use neighborhood, a model that has become increasingly relevant as developers look for new uses for large office properties.
The project's design team includes MSA Architects and ID & Design International, with Balfour Beatty leading construction.
What This Means for Boca Raton
The redevelopment represents a major shift for one of Boca Raton's most recognizable commercial properties. Instead of remaining primarily an office campus, the former Office Depot headquarters is being repositioned around housing, retail, fitness and workplace uses.
That strategy could make the property more active throughout the day while giving nearby residents access to new services and amenities without having to leave the district.
For Boca Raton's commercial real estate market, the project also shows how large office properties can be repositioned into mixed-use destinations when the original single-use model no longer fits the market. The city approved the broader redevelopment in 2025 after the partnership secured final site plan approval.

With construction now underway, Broken Sound Residences will become the residential centerpiece of the former Office Depot campus transformation.
