Related Midwest Breaks Ground on 635-unit Development on N. Lake Shore

Related Midwest has initiated the first phase of 400 Lake Shore, a two-tower residential development in downtown Chicago's Streeterville neighborhood. This significant project is located on the last undeveloped waterfront parcel where Lake Michigan meets the Chicago River.

Curt Bailey, President of Related Midwest, highlighted Chicago's spirit of innovation and resilience, emphasizing that 400 Lake Shore will set new standards for vibrant and equitable urban living. The development aims to reflect these values through its design and offerings.

Design and Housing Details

Designed by Skidmore, Owings, & Merrill, the first phase features a 72-story tower with 635 rental apartments, including studio, one-, two-, and three-bedroom layouts. 20% of these units will be affordable housing, meeting ARO requirements. The interiors are designed by MAWD, and Stantec serves as the architect of record.

DuSable Park and Public Spaces

Alongside the residential towers, Related Midwest will develop the 3.3-acre DuSable Park, named after Chicago’s first non-native settler, Jean-Baptiste Pointe DuSable. The project includes a $10 million commitment and the construction of Founder’s Way, an extension of the Chicago Riverwalk. In total, 400 Lake Shore will offer 4.5 acres of public space, including a plaza with amenities and public art.

Financing and Construction

The project's financing involves a collaboration between the Illinois Housing Development Authority, Wells Fargo, Bank of America, PNC, and other financial institutions. During the groundbreaking ceremony, attendees signed a link beam to be incorporated into the site’s 70-foot-deep cofferdam, a remnant of the Spire, which will be part of the new structure's foundation. The first phase is expected to be completed by 2027, with the concrete superstructure's vertical construction finished by October 2025.
