Related Group Starts Construction on Manor Riverwalk, 24-Story Residential Tower in Downtown Tampa
  • Related Group has broken ground on Manor Riverwalk, a 24-story multifamily tower at 101 S. Parker Street in Downtown Tampa.
  • The project will deliver 369 rental residences, 18,000 square feet of retail space, and an 805-space parking garage.
  • Manor Riverwalk is the first phase of a larger 5.8-acre riverfront redevelopment planned to include 1,229 residences across five buildings.

What the Manor Riverwalk Project Includes

Construction is officially underway on Manor Riverwalk, a 24-story residential tower rising along the west bank of the Hillsborough River in Downtown Tampa. The development is located at 101 S. Parker Street, near the intersection of Kennedy Boulevard and the river, placing residents within walking distance of the University of Tampa, Plant Park, Oxford Exchange, and the Tampa Riverwalk. Developed by Related Group and designed by Arquitectonica, with interiors by ID & Design International, the tower will feature 369 rental apartments, approximately 18,000 square feet of ground-floor retail space, and an 805-space parking garage. The groundbreaking ceremony took place on June 17, marking the start of what developers describe as a transformative riverfront district.

What Residents Can Expect From the Amenities

A major highlight of the project is its 23,000-square-foot elevated amenity deck overlooking the Hillsborough River and the Downtown Tampa skyline. Plans call for a resort-style experience featuring a swimming pool with a sun shelf, cabanas, an outdoor bar, entertainment terraces, grilling stations, alfresco dining areas, an outdoor movie space, a pickleball court, a putting green, and a glass-edged jacuzzi. Indoor wellness offerings will include roughly 3,000 square feet of fitness and recovery facilities featuring a fitness center, infrared sauna, cold plunge, and treatment rooms. These amenities are designed to create a lifestyle-focused residential experience while taking advantage of the property's riverfront location.

What the Building Offers for Remote Workers

The residential program is designed to accommodate the growing demand for flexible work-from-home environments. More than half of the apartments will include dedicated workspaces, while residents will also have access to coworking lounges, private work pods, conference rooms, and library-style work areas throughout the building. These features reflect a broader trend in multifamily development, where developers are increasingly incorporating professional work environments directly into residential communities to meet changing workforce needs.

What the Larger Riverfront Master Plan Looks Like

Manor Riverwalk represents the first phase of a much larger redevelopment planned for approximately 5.8 acres of waterfront property acquired by Related Group in July 2022. The full master plan calls for 1,229 residential units spread across five buildings ranging from 12 to 44 stories, along with approximately 37,000 square feet of retail space and more than 1.4 million square feet of total leasable area. Future phases are expected to include additional rental towers, a condominium tower, a boutique apartment building, and a standalone retail parcel. A pedestrian-oriented woonerf will connect the various phases while activating the waterfront with public spaces and retail activity. Plans also include an extension of the West Riverwalk Expansion project, a natural shoreline, and a floating boat dock along the Hillsborough River.

What This Development Means for Downtown Tampa

Manor Riverwalk adds another significant residential project to Tampa's rapidly growing urban core. By combining housing, retail, public waterfront access, and extensive amenities, the development aims to strengthen the connection between Downtown Tampa and the Hillsborough River while creating a vibrant mixed-use destination. Related Group has been active in the Tampa market for more than a decade and reports completing more than 3,000 housing units throughout the region. The company continues to advance additional residential developments across affordable, workforce, rental, and condominium sectors, reflecting ongoing confidence in Tampa's long-term growth.

The development will also include approximately 18,000 square feet of ground-floor retail space, an 805-space parking garage, and a 23,000-square-foot amenity deck.
