What Is Being Planned Near Douglas Road Station
Related Urban has submitted plans for one of Miami's largest mixed-income housing developments, transforming a 4.48-acre county-owned site at 3181 Douglas Road and 3150 Mundy Street in Coconut Grove. The proposal includes two residential towers totaling 750 new apartments, replacing aging affordable housing communities with a significantly larger transit-oriented neighborhood. When 68 existing residences that will remain on-site are included, the completed development will contain 818 homes. The site is located adjacent to the Douglas Road Metrorail Station, making it one of the most transit-connected residential developments currently planned in Miami-Dade County.
What the Two Towers Will Include
The development consists of two distinct residential towers designed by Cohen Freedman Encinosa & Associates Architects. Magnus Grove will rise 22 stories and include 348 apartments, while Stirrup Plaza will stand 25 stories with 402 apartments. The community will offer a mix of affordable, workforce, and market-rate housing, with floor plans ranging from one- to three-bedroom residences. Two-bedroom apartments will make up the largest share of the project. Each tower will feature its own resident amenity deck and swimming pool, creating separate recreational spaces while maintaining a unified master-planned community.
What Additional Amenities Are Planned
Beyond new housing, the project includes several neighborhood-serving amenities designed to activate the surrounding area. Magnus Grove will dedicate approximately 7,650 square feet for a new Miami-Dade Public Library branch, while Stirrup Plaza will include more than 7,200 square feet of ground-floor retail and restaurant space. Plans also call for 811 parking spaces, including 55 bicycle parking spaces, supporting residents while encouraging transit use thanks to the development's location next to Metrorail.
