What Related Companies Is Building
Related Companies is bringing the first residential phase of The Village at Tuxedo Reserve online as leasing begins for 336 one- and two-bedroom apartments ranging from approximately 700 to 1,400 square feet. The project is designed by Aurae, the luxury division of Aufgang Architects, and places apartments directly within the development's planned commercial core. The Village will include shops, restaurants, bars, public gathering areas and year-round programming, creating a walkable town center for the broader Tuxedo Reserve community.
What The Amenity Package Offers
The residential project is positioned as a lifestyle-oriented rental community, with access to a resort-style pool, fitness center, basketball and squash courts, tennis and pickleball facilities, dog park and playground. Residents will also have access to lounges, coworking space and hiking and biking trails extending through the surrounding landscape. The broader Tuxedo Reserve sits between Harriman State Park and Sterling Forest State Park, giving the project a significant outdoor recreation component.
What Market Square Adds
The Village's commercial centerpiece is Market Square, which will feature a village green, seasonal ice-skating rink, outdoor performance space and curated events. A destination food market with a timber-framed design is planned alongside additional retail and dining. Related's official project materials describe The Village as a ground-floor opportunity for retailers, restaurateurs and service businesses, adding a meaningful commercial component to the residential development. For landlords and investors, the strategy is notable because Related is creating residential demand and retail traffic within the same master-planned environment, rather than relying solely on surrounding communities to support the commercial space.
What The Larger Tuxedo Reserve Means
Tuxedo Reserve, formerly known as Tuxedo Farms, spans approximately 1,200 acres and is planned for more than 1,600 homes, including single-family homes and townhomes being built by Lennar. Related and Lennar broke ground on the master-planned community in May 2025. Lennar welcomed the first homeowners to the West Terrace neighborhood in June 2026, while The Village is positioned as the commercial and multifamily center of the broader community. The project is located roughly 30 miles from Manhattan, giving it a suburban setting with access to the New York metropolitan area.
Related Executive Vice President Greg Gushee previously described the vision as creating “the first new built-from-the-ground-up village in generations.”
What Comes Next
Leasing is now underway, with the first residents expected to move into The Village in October. The seasonal skating rink is scheduled to open this fall, while shops, restaurants and additional Market Square programming are expected to roll out through the winter and spring. The launch gives Related its first operating residential component within a development that is ultimately expected to bring thousands of new residents, housing and commercial space to Tuxedo. For investors, the project provides an early look at how a large-scale Hudson Valley master plan can combine multifamily rentals, for-sale housing and neighborhood retail into one destination.
