Framing is complete at 11250 La Grange Avenue, where RBM of California is developing a new five-story multifamily building in Sawtelle. The project replaces a small cluster of single-family homes with 38 two- and three-bedroom apartments. The development is part of the growing Los Angeles portfolio of RBM of California, the U.S. subsidiary of Japanese real estate investment firm Residence Building Management Co.

What The 38 Apartments Include

The project will offer larger apartment layouts, with all 38 residences featuring two or three bedrooms. Five units will be reserved for very low-income households under the project's density bonus agreement. The building will sit above a two-level subterranean garage with 100 parking spaces. Planned resident amenities include a rooftop deck and interior common spaces, including a private gym. The density bonus allowed RBM to build a larger project than otherwise permitted under the site's zoning in exchange for the income-restricted units.

What DE Architects Designed

DE Architects designed the contemporary five-story building, which uses a relatively compact footprint while creating shared outdoor space at the rooftop level. With framing now complete, the project has entered the next phase of construction, including exterior finishes and interior work. The building is located just west of the 405 Freeway, placing residents near Sawtelle's restaurants, retail and employment centers on Los Angeles' Westside.

What The Project Means For RBM

The La Grange Avenue development is part of a broader expansion by RBM of California across Los Angeles. The company is also completing a 92-unit mixed-use development on Westwood Boulevard and has proposed an 85-unit mixed-use project on West Pico Boulevard in Rancho Park. RBM's parent company has identified 11250 La Grange as one of its active Los Angeles developments, with the project previously scheduled for completion in 2027. The company has also continued acquiring and developing multifamily properties across the region. For multifamily investors and landlords, the project reflects continued demand for Westside rental housing, particularly developments that use density bonus incentives to add units while incorporating a small affordable component. With the building fully framed, 11250 La Grange is now moving closer to delivering 38 new apartments in one of Los Angeles' established Westside neighborhoods.
