What Qualcomm Is Adding at Parmer

Qualcomm is expanding its presence at Parmer 4.1, 13929 Center Lake Drive in North Austin, with plans to build out another floor of office space. The 70,000-square-foot addition will bring the computing company's total occupancy in the building to 160,000 square feet, or roughly 85 percent of the 188,000-square-foot property. The expansion comes as Qualcomm continues to invest in its computing and technology operations. The company originally moved into the building with a smaller footprint, and the latest build-out will give it substantially more room for research and development activities.

What the Expansion Will Include

The project is expected to cost approximately $16.2 million, translating to about $231 per square foot. According to the filing, construction is scheduled to begin Oct. 5, 2026, and is expected to be completed by Aug. 31, 2027. Kirksey Architecture is designing the new space. Plans call for a research and development laboratory, utility rooms and restrooms, giving Qualcomm additional specialized space beyond conventional office functions. The investment also shows the level of spending some major technology companies are still willing to make on physical office space, even as Austin's overall office market continues to work through elevated vacancy.

What Parmer 4.1 Offers Qualcomm

Parmer 4.1 was completed in 2020 and contains approximately 188,000 square feet of office space. Qualcomm's expanded footprint will occupy most of the building, while Tata Consultancy Services, the Mumbai-based information technology company, is also a tenant. The property is part of Parmer, a large master-planned technology and office park in North Austin. The development has been shaped by Karlin Real Estate, Trammell Crow Company and CBRE, with the broader campus spanning hundreds of acres and targeting technology and corporate users.

What The Expansion Says About Austin's Office Market

The Qualcomm expansion stands out against a broader Austin office market that continues to face elevated vacancy. The Parmer and Domain areas, however, have remained relatively active compared with some other parts of the city, placing Qualcomm in a major North Austin technology corridor. Continued investment from large technology users gives the area an advantage as companies look for large, modern spaces outside the downtown core. For landlords and investors, Qualcomm's expansion is also a reminder that office demand has not disappeared. Large technology and research users may still require substantial footprints when the space supports specialized operations that are difficult to replicate in conventional office buildings.
