Quail Roost Station's Exciting Second Phase Breaks Ground in Miami-Dade, Paving Way for New Transit Hub

Atlantic Pacific Companies has initiated construction on a new affordable housing project for seniors at Quail Roost Station in Perrine, located at 10235 Southwest 186th Street. This development will play a key role in Miami-Dade County's upcoming electric bus rapid transit system, providing direct access to public transportation along the South Dade TransitWay. The 10-story building will feature 124 residential units, including studios, one-bedroom, and two-bedroom apartments, with a focus on affordability. The units will be allocated based on income, with a portion reserved for residents earning between 30% and 70% of the area median income.

Strategic Redevelopment and Community Impact

The Quail Roost Transit Village is part of a larger six-phase redevelopment project aimed at revitalizing the surrounding community. Miami-Dade County approved a land lease with Atlantic Pacific in 2020 for the 8.5-acre site, which is strategically located along the South Dade TransitWay. The first phase, featuring 200 affordable apartments and commercial space, is expected to be completed by the end of 2024. The subsequent phases, including the second phase of Quail Roost Station, will further enhance the area’s infrastructure and housing availability, with the third phase anticipated in 2025.

Collaboration and Vision for the Future

Atlantic Pacific Companies is partnering with several organizations, including East Coast Development Enterprise, EAC Developers, and Palmetto Homes of Miami, to bring the project to fruition. The development has received substantial financial backing, with Wells Fargo providing $31 million in equity and an $8.79 million permanent loan, complemented by $4.96 million in surtax funds from Miami-Dade County. Miami-Dade County Mayor Daniella Levine Cava highlighted the broader vision of the project, emphasizing its role in creating a future that honors and supports older adults, making Quail Roost Station a beacon of accessibility, connection, and care for the senior community.
