A 27-Story Condo Tower Rising at 842 Sixth Avenue

Construction has officially topped out at 842 Sixth Avenue, a 27-story residential tower in Manhattan’s NoMad district. Designed by Isaac & Stern Architects and developed by Pro-H Development, the 102,600 square foot project will deliver condominium units above ground floor retail. What the Topped Out Structure Means for NoMad’s Condo Pipeline

Since mid-2025, the reinforced concrete superstructure has climbed rapidly from foundation work to full height. Crews are now installing the light gray brick façade across the podium and tower levels. Renderings show loggia balconies lining the front and rear façades, a patterned southern lot line wall, and a sculpted crown with vertical ridges. The base will feature hanging vegetation and a canopy with circular cutouts, reinforcing NoMad’s design-forward identity. For brokers, a new boutique-scale condo project adds inventory to a neighborhood that has steadily transitioned into a high-end residential hub.

What the $30M Acquisition Means for Value Repositioning

The tower rises on the former foundations of the canceled 26-story AC NoMad Hotel project, which stalled in 2020 before reaching street level. Pro-H Development purchased the distressed site in 2024 for $30 million after the prior developer defaulted. The shift from hotel to for-sale residential reflects a broader recalibration in Manhattan development strategy, favoring condos over hospitality in select submarkets. For investors, distressed repositioning in prime Manhattan locations can create long-term upside when market timing aligns.

What Transit Access Means for Buyer Demand

The property sits steps from the 34th Street Herald Square station, offering access to the B, D, F, M, N, Q, R, and W subway lines, along with PATH service to New Jersey. Transit density remains one of NoMad’s strongest selling points, supporting both primary residence buyers and pied à terre demand. With completion expected next year, 842 Sixth Avenue represents another chapter in NoMad’s evolution from hotel-heavy corridor to luxury residential enclave.
