Crafted by the renowned architectural firm Arquitectonica, the bold design of the development has been fittingly named Aventura Office Center. With a total area of 120,000 square feet, the office building alone offers an expansive floor plan, spanning approximately 14,000 square feet per level. Innovative design elements, such as elevators, staircases, and bathrooms positioned in the core of the building, optimize functionality while maintaining a sleek and modern aesthetic.

The Aventura Office Center promises more than just functional office spaces. On the ground floor, there will be 4,400 square feet of commercial space, creating opportunities for businesses to thrive and contribute to the local community. Additionally, the rooftop terrace, beautifully enhanced by renowned Miami-based landscape architects at Enea, offers a captivating outdoor space for relaxation and inspiration.

Privé Group's commitment to fostering a balanced community is exemplified by the inclusion of a residential building in their ambitious endeavor. Set discreetly behind the parking garage, this two-story masterpiece will feature 12 thoughtfully designed studio units to provide comfortable living spaces. The two-parcel assemblage, which was acquired by Aventura Square LLC for $7.5M in March 2022, has been earmarked by Privé Group as the future location for a state-of-the-art class 'A' commercial venture. While Privé Group's website remains discreet about specific details, it promises an exciting transformation.

Despite multiple attempts to reach out for comment, Privé Group's CEO, Javier Rabinovich, and the company itself have opted to keep silent for now, heightening the air of mystery surrounding this potential development.

Interestingly, this proposal for revitalization is not an entirely new concept. Aventura Square had previously gained approval for a mixed-use project named Aventura Square more than six years ago. Back in June 2017, the local community council had given Privé the green light to craft an impressive development encompassing 94K SF of office condos, 5,700 SF of retail space, and 340 parking spaces on the site, as reported by the South Florida Business Journal. Additionally, the council had granted permission for the construction of up to 12 apartments on the property.

Amidst a changing cityscape, Privé is set to redefine the Aventura District with its ambitious development plans. Originally limited to an eight-story structure, recent modifications in zoning rules have opened up new possibilities. This strategic move comes hot on the heels of the highly anticipated Brightline station's inauguration at the Aventura Mall. Their recent foray into Fort Lauderdale, with the acquisition of a property hosting a nightclub, unveils their vision for a magnificent 15-story apartment complex. As the economic landscape evolves, Aventura remains an enticing destination for businesses. With an office vacancy rate of just 7.3%, the area ranks among the lowest in Miami. Coming in second only to the South Gables and South Miami market, this statistic serves as a testament to the vibrant commercial scene. Additionally, Aventura's average asking rent of $58.90 per square foot stands slightly above the overall Miami-Dade average, reaffirming the district's favorable conditions for investment and growth.

Turnberry Associates, the renowned developer behind the Aventura Mall, is set to embark on an exciting new project that will transform the surrounding area. Teaming up with Simon Property Group, Turnberry Associates has unveiled plans for a remarkable 14-story office and retail complex.

The proposed development, located at 2750 NE 199th St., will offer a sprawling 240,000 square feet of modern office space. In addition, there will be 20,000 square feet dedicated to retail, ensuring a perfect blend of work and leisure in this vibrant hub.

With its prime location near the bustling Aventura Mall, the project aims to attract businesses and professionals seeking a dynamic and convenient workplace.
