New renderings are giving a first look at the shared spaces planned for Ponce Park, 3000 Ponce de Leon Blvd. in Coral Gables. The 11-story mixed-use development is being developed by The Allen Morris Co., with architecture by John Cunningham of Zyscovich Architects and interiors and amenities by Meyer Davis. The newly released amenity collection follows the same material-driven design approach used throughout the residences, combining natural stone, wood, plaster and natural light. The goal is to create spaces that feel warm and residential while still delivering the services and atmosphere expected from a luxury condominium.

What The Wellness Spaces Offer

Wellness is a major part of the amenity program, anchored by a dedicated spa with a reception lounge, private treatment rooms, sauna and steam rooms. A separate yoga and Pilates studio adds another space for residents to focus on fitness and recovery. The design uses a restrained palette of natural materials, with stone, wood and plaster carrying the Mediterranean-inspired aesthetic through the wellness areas. The amenity program is designed to make wellness part of residents' everyday routines rather than treating it as a single fitness room within the building.

What The Social Spaces Bring to Ponce Park

The shared spaces extend beyond traditional condominium amenities. Ponce Park will include landscaped gardens, intimate lounge areas, a fire pit and a private conference room. These spaces are designed to support both casual gatherings and more private moments throughout the property. At street level, Quintín will bring an indoor-outdoor dining concept to Ponce de Leon Boulevard, adding a restaurant component to the project's curated retail program and helping activate the building's ground floor.

At the top of the building, a rooftop pool and residents' lounge will provide elevated views across Coral Gables. The rooftop is designed as a setting for relaxing, entertaining and socializing, giving residents another outdoor environment separate from the landscaped spaces at lower levels. The broader amenity program also includes a resort pool, rooftop bar and lounge, screening and media lounge, meditation courtyard, fitness center and private wine cellar. What Meyer Davis Brings to The Design

Meyer Davis is carrying the project's Mediterranean-modern design language from the residences into the shared spaces. Will Meyer, co-founder of Meyer Davis, said the design uses natural materials, sculptural forms and filtered light to create continuity throughout the building while allowing each amenity area to have its own character. Meyer Davis was founded in 1999 by Will Meyer and Gray Davis and has worked across luxury residential, hospitality and commercial projects internationally. The design approach fits with Ponce Park's broader positioning as a boutique luxury project rooted in Coral Gables' Mediterranean architectural identity.

What The Project Adds to Coral Gables

Ponce Park is planned with 58 condominium residences and approximately 22,000 square feet of curated retail at 3000 Ponce de Leon Blvd., at the intersection of Ponce de Leon Boulevard and University Drive. The residences range from two to five bedrooms, with pricing starting at $3.1 million. Sales are being handled exclusively by ONE Sotheby's International Realty. Construction is already underway, with completion expected in early 2028. The project also includes improvements to the surrounding public realm, including work connected to nearby Ponce Circle Park. The development has also secured a $132.5 million construction loan from Bank OZK, providing financing for the project as construction progresses.
