PMG and LNDMRK Development have officially broken ground on Twenty Sixth & 2nd Wynwood Residences, an eight-story boutique condominium project at 2600 NW 2nd Avenue. The development is backed by $126 million in construction financing provided by Madison Realty Capital and Siguler Guff. This milestone pushes the project into active construction, with completion targeted for Q2 2028.

The development will deliver 233 fully finished and furnished units, with a structure designed around flexibility. Select residences include deeded office suites, and owners will be able to rent units on Airbnb year-round, supported by on-site management. This hybrid model blends residential ownership, hospitality, and remote work infrastructure, a format that is increasingly being tested in urban markets.
Design and amenities
Designed by CUBE 3, the building will incorporate over 32,000 square feet of wellness-focused amenities. These include a rooftop pool lounge, fitness center, spa-style thermal circuit, meditation spaces, and co-working areas integrated with private office suites. Retail will also play a role, with approximately 26,000 square feet of ground-floor space, helping activate the street level and tie into Wynwood’s pedestrian-heavy environment.
Market positioning
The project is already 73 percent sold, indicating strong early demand. Pricing ranges from roughly $500,000 to $1 million, placing it within the attainable luxury segment for Miami buyers and investors. Its positioning targets both end users and short-term rental investors, particularly those seeking exposure to Wynwood’s cultural and tourism-driven growth.
