Pinnacle Housing is advancing plans for Pinnacle Commons, a proposed affordable housing community in southern Miami-Dade County. The project would rise eight stories and occupy a 1.5-acre site at 24215 South Dixie Highway in Miami, Florida. The development is designed to help address the region's ongoing demand for affordable housing while adding a mix of residential and commercial space to the corridor. At full buildout, Pinnacle Commons would feature 100 residential units with floor plans ranging from studio apartments to two-bedroom residences.
In addition to housing, the project will include approximately 1,000 square feet of ground-floor retail space. Plans also call for 127 parking spaces, nearly double the 67 spaces required by Miami-Dade County regulations. While detailed amenity plans have not yet been fully released, the development is expected to include a children's playground and coworking space for residents. The combination of housing, retail, and community-oriented amenities reflects the growing trend of creating more self-contained residential developments that support both work and daily living needs.
Miami-based Anillo Toledo Lopez Architecture is serving as the project's architect. Conceptual renderings show an eight-story structure reaching approximately 91 feet in height. The building is designed with a stucco exterior featuring a color palette of thunder gray, white, and copper accents, creating a contemporary appearance along South Dixie Highway. As the project advances through the approval process, additional design details and renderings may emerge.
Pinnacle Housing has not yet disclosed the specific income restrictions that will apply to residents. However, Miami-Dade County generally defines affordable housing as housing intended for households earning at or below 140% of the Area Median Income (AMI). According to county data, Miami's AMI stood at $87,200 as of May 2025. Future project filings are expected to provide more clarity regarding income eligibility requirements and affordability levels.
The developer is currently in the process of acquiring the property from its existing owners. Once the acquisition is completed, the project can continue moving through the development pipeline. Pinnacle Housing remains active across South Florida, with several affordable housing projects underway, including Pinnacle at Cypress. If approved, Pinnacle Commons would add another significant residential development to the company's growing portfolio while helping expand housing options in one of Florida's most competitive housing markets.
