  • Tavistock Development Company unveiled Phase II of the Pier Sixty-Six expansion in Fort Lauderdale.
  • The proposal includes 339 residences across four 23-story towers, along with office, retail, dining, and marina components.
  • New waterfront amenities, public gathering spaces, and marina enhancements are planned as part of the mixed-use development.

What Phase II of Pier Sixty-Six Includes

Tavistock Development Company has announced the next major phase of the transformation of Pier Sixty-Six, one of Fort Lauderdale’s most recognizable waterfront destinations. The proposed expansion will add four residential towers across approximately eight acres surrounding the existing resort property. Together, the buildings will deliver 339 residences while introducing additional office, retail, restaurant, and parking components. The project extends redevelopment efforts beyond the recently completed resort district and continues the evolution of Pier Sixty-Six into a large-scale mixed-use waterfront destination.

What the Residential Development Will Deliver

The residential program is spread across four towers rising 23 stories and approximately 270 feet tall. One tower will be developed north of Southeast 17th Street, while three additional towers are planned on the southern portion of the site. The towers will collectively bring 339 residences to the waterfront district, adding a mix of luxury residential opportunities within one of South Florida’s most prominent marina-oriented communities. Office space will occupy the second-floor levels above podium structures, while retail and restaurant uses are planned throughout the ground-floor waterfront environment.

What the Waterfront Improvements Include

A major focus of the expansion is the continued enhancement of the public waterfront experience. Plans call for extending and improving the waterfront promenade while creating new pedestrian connections throughout the property. Developers also intend to create a new water basin that expands marina access and increases publicly accessible waterfront frontage. Additional improvements include expanded marina facilities, retail offerings, dining destinations, grocery space, mobility enhancements, and public art opportunities integrated throughout the site.

What This Means for Fort Lauderdale Development

The proposal builds upon the broader redevelopment of the historic Pier Sixty-Six property, which reopened in 2025 following a multi-year transformation. That earlier phase introduced a luxury resort, private residences, marina upgrades, and extensive hospitality amenities, helping reposition the property as one of South Florida’s premier waterfront destinations. Phase II continues that vision by adding residential density and mixed-use activity while strengthening connections between hospitality, residential, retail, and marina uses.

What Tavistock Is Planning Beyond Real Estate

One of the more unique elements of the proposal is a planned public gathering space beneath the 17th Street Causeway Bridge. Developed in coordination with local agencies, the space would activate an underutilized section beneath the bridge and provide an additional community amenity connecting both sides of the waterfront district. The concept reflects a growing trend among large-scale developers to incorporate placemaking, public spaces, and community programming into major mixed-use projects.

What the Industry Will Watch Next

The project remains in the planning phase, with future approvals expected before construction can move forward. For developers, investors, and hospitality operators, the proposal represents another major milestone in Fort Lauderdale’s continued emergence as a premier luxury waterfront market. If approved, Phase II would significantly expand the scale of Pier Sixty-Six while further enhancing its role as a mixed-use destination combining residential, hospitality, office, retail, and marina experiences.
