The property is located between 14th and 15th Avenues and is within walking distance of the 55th Street subway station, which is served by the D train. According to the permit application, the building will rise 55 feet and contain approximately 12,659 square feet of space. Of that total, 9,620 square feet will be dedicated to residential use, while 3,039 square feet will be reserved for community facility space.

The development is planned to include 10 residential units, with an average size of approximately 962 square feet, indicating the homes will likely be offered as condominiums. In addition to the residential component, the steel-framed building will feature a cellar and a 25-foot rear yard, providing additional outdoor space for the property.

What Comes Next for the Site

The project is being developed by 1457 53rd Street LLC, with Eliyohu Schneider of Mey Associates serving as the architect of record. Because the site is currently vacant, demolition permits are not expected to be necessary, allowing the project to move more quickly into the construction phase once building permits are approved.
