What The Latest Construction Milestone Means

Construction crews have officially removed the tower crane from Pearl Fulton Market, marking another major milestone for the residential high-rise rising at 370 North Morgan in Chicago’s West Loop. The 32-story tower recently topped out, and with structural work largely complete, the project is now moving deeper into façade installation and interior construction phases. The development is being built by Vista Property Group alongside Skender and McHugh Concrete.

What The Residential Development Will Include

Once completed, Pearl Fulton Market will deliver 494 rental apartments with a mix of studio, one-bedroom, two-bedroom, and three-bedroom floor plans. The tower is part of the continued residential expansion happening throughout Fulton Market and the surrounding West Loop, where former industrial properties are increasingly being replaced with large-scale mixed-use and multifamily developments. Construction originally began in June 2025 following the demolition of the former Fox Deluxe facility.

What The Design Reflects About The Neighborhood

The project was designed by Antunovich Associates and incorporates architectural references tied to Fulton Market’s industrial history. Much of the podium brickwork is now complete, using materials and detailing intended to echo the neighborhood’s historic warehouse and meatpacking buildings. Above the podium, the residential tower transitions into a modern glass curtain wall system, with glazing currently installed through the 24th floor. This blend of industrial-inspired masonry and contemporary residential design has become increasingly common throughout Fulton Market developments.

Pearl Fulton Market adds another major residential project to one of Chicago’s fastest-growing urban districts. Over the last decade, Fulton Market has transformed from a largely industrial corridor into one of the city’s most active neighborhoods for apartments, office towers, restaurants, hotels, and entertainment venues. The continued pace of development also reflects sustained confidence in Chicago’s urban multifamily market despite broader economic and financing pressures affecting many large U.S. cities. The project remains on schedule for completion in 2027.
