Traded Editorial
- Tower crane removed at topped-out Pearl Fulton Market development
- 32-story residential tower will deliver 494 rental apartments in the West Loop
- Project remains on track for a 2027 opening
What The Latest Construction Milestone Means
Construction has reached another major milestone at Pearl Fulton Market, the 32-story residential tower rising at 370 North Morgan in Chicago’s West Loop. Following the project’s official topping out last month, crews have now fully dismantled the tower crane, signaling that structural work is largely complete and the project is shifting deeper into exterior enclosure and interior buildout phases. The development is being built by Skender Construction and McHugh Concrete Construction for developer Vista Property Group
What The Residential Tower Will Include
Once completed, Pearl Fulton Market will deliver 494 rental apartments in a mix of studio, one-bedroom, two-bedroom, and three-bedroom floor plans. The project is designed to bring large-scale multifamily inventory into one of Chicago’s fastest-growing residential and mixed-use districts. Groundbreaking began in mid-2025 after demolition of the former Fox Deluxe facility, continuing Fulton Market’s broader transition from industrial infrastructure into high-density residential and commercial development.
What The Architecture Reflects About Fulton Market
The building was designed by Antunovich Associates and incorporates design references tied to the neighborhood’s historic meatpacking and warehouse identity. Brickwork across the podium levels is nearing completion and intentionally echoes the industrial character that has become central to Fulton Market’s architectural branding. At the same time, the upper tower introduces a more contemporary glass curtain wall system, blending modern high-rise residential design with historic contextual materials at street level.
What Construction Progress Looks Like Now
Exterior progress continues steadily across the tower. Glass installation has already reached the 24th floor, with crews continuing façade work higher up the structure. Podium masonry work is also nearing completion across multiple elevations. With the crane now removed, the project’s skyline presence is fully visible, marking another major addition to the rapidly evolving West Loop skyline. The development remains on schedule for a 2027 opening.
What This Means For Fulton Market Development
Pearl Fulton Market is part of the continued wave of large-scale residential development reshaping Fulton Market and the surrounding West Loop. Once dominated by industrial buildings and meatpacking facilities, the area has evolved into one of Chicago’s most active mixed-use neighborhoods, attracting residential towers, office projects, restaurants, hotels, and entertainment uses. Projects like Pearl Fulton Market also reflect sustained developer confidence in Chicago’s urban multifamily market despite broader economic and financing pressures affecting some U.S. cities.
