Passo Tops Out Six-Story Affordable Housing Development in Los Angeles

What Construction Progress Looks Like

Framing is complete at 1747 Stoner Ave., marking a major construction milestone for the new affordable housing development in Sawtelle. The seven-story structure has reached its full height just north of Stoner Park. With the building frame in place, construction can move toward completing the exterior, building systems and interior residential spaces. A completion date has not been announced.

What Density Bonus Incentives Allowed

Passo used density bonus incentives to develop a larger building than would otherwise have been permitted under the property’s zoning regulations. Density bonus incentives can provide qualifying housing developments with additional development capacity or modifications to certain zoning standards in exchange for income-restricted housing. For the Stoner Avenue project, the incentives helped support the construction of a nevem-story building with 53 affordable apartments.

What the Building Will Look Like

Aero Collective designed the development as a contemporary podium-style building. Project renderings depict a modern low-rise structure designed to maximize housing on the property while fitting into the surrounding Sawtelle neighborhood. The project’s height, exterior materials and other detailed design specifications were not included in the announcement.

What Passo Is Building Across the Westside

The development at 1747 Stoner Ave. is one of four projects Passo currently has under construction on Los Angeles’ Westside. The developer is also building a nearby project along Barrington Avenue. Additional developments are planned in Sawtelle along Saltair Avenue and Exposition Boulevard. Together, the projects represent a growing housing pipeline for Passo across the Westside, including additional development activity in the Sawtelle neighborhood.
