Partners Development is breaking ground on a four-building medical office campus at the entrance to Easton Park, one of Southeast Austin's largest master-planned communities. Each building will measure roughly 12,500 square feet, creating a combined 50,000-square-foot development when complete. The buildings will be delivered as adaptable Class A medical office space, with suites designed to accommodate smaller practices as well as larger healthcare providers. Partners previously acquired the 4.2-acre medical-zoned site in December 2024 and planned a phased development strategy based on tenant demand.
What The Medical Campus Offers
The project sits at a prominent signalized intersection at the gateway to Easton Park, giving medical tenants visibility and convenient access to the surrounding residential population. Marketing materials indicate spaces can be configured from approximately 1,000 to 20,000 square feet, while the buildings can also be purchased individually or leased. Partners has positioned the development around the area's growing need for healthcare services. When the land acquisition was announced, the company cited a shortage of more than 300 doctors within a five-mile radius of the site.
What Easton Park Adds To The Demand
Easton Park is a 2,700-acre community developed by Brookfield Properties, with roughly 3,000 homes completed and approximately 12,000 homes planned, according to Partners' current project information. That residential growth is creating demand for more neighborhood-serving commercial and healthcare infrastructure. The medical center also addresses a notable supply gap. Partners said there are only four existing medical offices within five miles of the project, giving the new campus an opportunity to serve a rapidly expanding residential base.

The Easton Park Medical Center highlights the continued shift toward suburban medical office development in growing Sun Belt communities. Instead of relying on traditional downtown office districts, healthcare developers can target large residential concentrations where proximity and convenience are major considerations. For Partners, the flexible sale-or-lease strategy provides multiple paths for monetizing the project while allowing medical practices to establish locations within a growing residential trade area. With shell delivery planned for Q2 2027, the project is moving from land development into the next phase of Austin's expanding healthcare real estate pipeline.
