  • Park7 Group is developing an 804-bed student housing project
  • Project cost exceeds $100 million with delivery set for fall 2028
  • Located near Florida State University with high-end amenities and a large unit mix

What Park7 Group is building

Ground has officially broken on Icon Tallahassee, a nine-story student housing development at 730 W. Gaines Street near Florida State University. Led by Park7 Group, the project will deliver 804 beds across a mix of unit types, ranging from studios to five-bedroom apartments. The scale positions it as one of the larger purpose-built student housing projects in the market. Construction is being handled by Hoar Construction, with completion targeted for fall 2028.

What the design and amenities offer

The project is designed as a modern, amenity-rich student housing asset built to compete at the top of the market. Planned features include study lounges, a club room, a fitness center with a yoga studio, and a rooftop pool deck with views of Doak S. Campbell Stadium. The building will also include parking, bike and scooter storage, and collaborative spaces tailored to student lifestyles. The design team is led by Boarman Kross Vogel Group Inc.

What this means for the Tallahassee market

Student housing demand continues to grow in major university markets, especially near flagship campuses like Florida State University. Projects like Icon Tallahassee are targeting students willing to pay for upgraded living environments with strong amenities and proximity to campus. This trend has been driving new development across top-tier college towns. The scale and positioning of this project suggest confidence in long-term enrollment stability and housing demand in Tallahassee.

What this means for developers and investors

This development highlights continued investor interest in student housing as a resilient asset class. Purpose-built student housing offers consistent demand tied to university enrollment and often performs independently of traditional multifamily cycles. Developers are leaning into larger, amenity-heavy projects to differentiate and capture premium rents. For investors, this signals ongoing opportunities in university-driven markets where supply remains limited relative to demand. Student housing continues to attract capital as developers scale projects in high-demand university markets
