Construction is entering its final stages at Paragon LIC, a new luxury condominium development rising at 45-40 Vernon Boulevard between 45th Road and 46th Avenue in Long Island City. The 23-story tower stands 262 feet tall and encompasses approximately 192,500 square feet, making it one of the latest residential additions to the rapidly growing Queens waterfront. Since the building topped out in late 2025, exterior work has advanced significantly. The façade is now nearly complete, revealing a contemporary design that blends modern architecture with references to the site's industrial history. The residential tower is positioned roughly 80 feet behind a restored factory building, preserving part of the property's historic character while creating a distinctive streetscape.
What Makes the Design Stand Out
Designed by Archimaera, the tower features staggered double-height balconies framed in copper-toned metal that give the building a dynamic appearance. Large glass railings maximize views of the East River and Manhattan skyline, while a glass-enclosed crown with vertical bronze fins creates a striking finish at the top of the structure. The design pays tribute to Long Island City's manufacturing past while introducing a modern residential landmark that complements the neighborhood's continued evolution into one of New York City's fastest-growing residential districts.
What Residents Can Expect
Paragon LIC will offer 182 condominium residences, ranging from studios to spacious four-bedroom homes. The project was originally planned with 226 units before being revised to the current layout, allowing for larger residences and additional amenities.
