Revitalizing South Boston: Oxford Properties and Pappas Enterprises Unveil Massive Lab and Housing Project
South Boston, a neighborhood that has been undergoing a transformation for the past two decades, is about to witness another significant change. Real estate giants Oxford Properties and Pappas Enterprises have announced a joint venture to develop a massive 1.7-million-square-foot mixed-use project. This ambitious plan aims to revamp a largely industrial area near Summer Street and the Reserved Channel.
Details of the Proposed Development
The project, as outlined in recent filings with the Boston Planning and Development Agency, will be located at 300 West First Street and 647B Summer Street. It will comprise eight buildings, including two residential buildings housing 205 units, four laboratory buildings spanning 1.3 million square feet, and additional retail and commercial spaces. The buildings' heights will range from 89 to 209 feet, with Skidmore, Owings & Merrill serving as the master plan architect.
Aiming to Meet Current and Future Needs
This development is not just about constructing buildings; it's about creating a vibrant community. The project aims to cater to both current and future needs by incorporating public spaces, housing, and flexible commercial areas. While the residential units' status (rent or sale) is yet to be determined, the project team is exploring various options with potential development partners.
Revitalizing an Underutilized Industrial Area
The project's primary goal is to breathe new life into a stretch of industrial land that has been underutilized for years. This initiative will stimulate activity in an area that has historically seen limited development. Recent years have already seen a transformation across Summer Street, with developers converting the entrance to the Raymond L. Flynn Marine Industrial Park into a hub for lab, office, and hospitality buildings. This project will further enhance the area's appeal.
Next Steps for the Project
The timeline for construction has not been specified yet, as the commencement of construction is contingent upon receiving full project entitlements from the local government. The proposed development is now set to undergo community and BPDA review.
With this project, South Boston is set to continue its transformation, offering new opportunities for homeowners, real estate investors, and businesses alike. Stay tuned for more updates on this exciting development.
