Joint Venture to Develop Luxury Student Housing in Orlando

Two real estate giants, Toll Brothers Campus Living and The Davis Companies, have joined forces to create a luxury student housing community in Orlando, Florida. The project, named Aperture, is set to be a game-changer in student accommodation, offering 680 beds in a state-of-the-art, five-story complex. This venture is a testament to the growing demand for high-quality student housing, particularly in areas with large student populations like Orlando.

Financing the Project

The development of Aperture is backed by a $50 million construction loan facility from TD Bank, N.A., arranged by Toll Brothers' in-house Finance Department. This financial backing underscores the confidence in the project and its potential to reshape the student housing market in Orlando.

Location and Amenities

Aperture is strategically located at 12727 East Colonial Drive, adjacent to the University of Central Florida (UCF), one of the largest public universities in the U.S. The community will feature 204 rental apartments and a host of modern amenities including a fitness center, e-sports gaming center, computer lounge, and a resort-style pool. Residents will also benefit from a private shuttle service to campus and an EV charging station in the parking garage.

Meeting the Demand for Quality Student Housing

With UCF's on-campus enrollment nearing 70,000 students for the 2022-2023 academic year, the demand for high-quality student housing is at an all-time high. Aperture aims to meet this demand, offering students a comfortable and convenient living solution. John McCullough, President of Toll Brothers Apartment Living, expressed his excitement about the project, stating that Aperture will help meet the growing need for high-quality student housing options at UCF.

Expanding Student Housing Portfolios

Aperture is the latest addition to the growing student housing portfolios of both Toll Brothers and Davis. Previous successful developments include Lapis at Florida International University and The Yards at Old State at The Pennsylvania State University. This joint venture represents a continued commitment to providing elevated student housing options across the country.

Conclusion

The development of Aperture is a significant step forward in the student housing market. It not only provides a high-quality living solution for students at UCF but also sets a new standard for student accommodation nationwide. With the project set to be completed by fall 2025, the future of student housing looks promising.
