With the NYC Council's Land Use Committee granting its unanimous approval alongside the backing of newly elected Councilman Yusef Salaam, this substantial undertaking, spanning nearly one million square feet, seems on track for final approval from the full City Council.

A Transformative Housing Initiative

Situated at the intersection of West 145th Street and Lenox Avenue, the One45 development promises to offer around 1,000 residential units, inclusive of 338 apartments designated as permanently affordable. This scale marks it as one of the most extensive housing developments Harlem has encountered in recent times. The project encompasses a fully devoted affordable senior housing building, featuring 90 units across eight floors, catering specifically to senior residents. Additionally, it plans to provide over 150 affordable units aimed at households with earnings between 40% and 50% of the area median income, which roughly translates to income levels between $64,800 and $81,000 for a family of four. The design includes two towering residential structures, one reaching 35 stories and the other 33 stories high, contributing to approximately 935,000 square feet of buildable area, which incorporates retail space and community facilities as well.

Community Investment and Support

This initiative is also bringing with it a robust community benefits package. As part of the negotiated agreement, the developer has committed to investing $8.8 million into the renovation of the Brigadier General Charles Young Playground, alongside funding for improvements to Esplanade Gardens, a vital housing complex in the vicinity. These enhancements signify a commitment to enrich the community, addressing both housing needs and recreational opportunities.
