Miami-based Ascella Group and TCRE, prominent commercial real estate entities in South Florida, unveiled the renovations for Ocean Blue @ Singer Island. This five-story, 45,198-square-foot Class A office building, situated at 2655 N. Ocean Dr., is undergoing an extensive million-dollar renovation, led by 2655 Next Generation LLC, which is owned by real estate investor Babak Ebrahimzadeh. Set for completion by December 2023, this transformation reinvents the sole office building on Singer Island, setting a new standard in luxury.
From Acquisition to Transformation
Having acquired the property in October 2022, Babak Ebrahimzadeh has shown a captivating vision for Ocean Blue @ Singer Island. The ground floor, previously occupied by office space, undergoes a remarkable shift, embracing 9,000 square feet of upscale retail offerings.
Retail and Culinary Spaces Unveiled
A selection of premier establishments will be offered on Ocean Blue's ground floor. Notable among them is the New York-based Alma restaurant, a Mediterranean restaurant sprawling across 3,800 square feet and offering a fine dining experience. Adding a touch of European charm, the LA-based Le Petit Cafe occupies 1,200 square feet. Enriching the experience, a top-tier fitness studio will be added as well.
Diverse Tenants
Ocean Blue @ Singer Island is also attracting tenants such as Florida Sugar and Molasses Exchange, securing approximately 2,000 square feet of prime office space co-brokered by George Sacks. Additionally, NJ-based Arna Marketing Group has leased around 2,000 square feet on the fifth floor, contributing to the vibrant mix of occupants within the building.

With a mere six months of leasing efforts under the guidance of Rachel Mitrogiannis, Constance Thomas, and Darryl Kaplan, the response has been overwhelming. Ebrahimzadeh's foresight is transforming Ocean Blue.
