What O&I Development Is Planning

O&I Development is advancing The Ivy Residential Care Facility at 1350 Montego Way, converting a vacant office property into a purpose-built senior living community. The project is part of a broader strategy by O&I Development and its senior living partner Oakmont Management Group to expand residential care communities in Northern California. O&I Development is identified as the development entity behind other Ivy-branded senior housing projects in the region. The approximately three-acre site sits between Ygnacio Valley Road and La Casa Via and is less than a mile from John Muir Medical Center.

What The 75,750-Square-Foot Facility Includes

The proposed building will rise approximately 41 feet and contain 100 senior living units. About 64,800 square feet will be dedicated to housing, while the ground floor will combine residences with shared amenities including a lobby, dining room, alcove spaces and a central open-air courtyard. The development will provide 82 surface parking spaces along with bicycle storage. The property is positioned near major medical services, an important factor for senior housing operators seeking proximity to healthcare.

What The Design Brings To Montego Way

B.Hills Architecture is designing the project with a podium-style exterior using stone, faux wood and stucco. The design also incorporates a porte cochere, landscaped areas and a courtyard intended to create a more residential environment than the existing office complex. Gates Studio is responsible for the landscape architecture. The redevelopment would replace an existing office building within the larger Montego Ridge campus, which has historically been marketed for office, medical, assisted living and senior housing uses.

What The Location Means For Senior Housing

The site has a strong healthcare-oriented location. John Muir Medical Center is only about a half-mile away, while downtown Walnut Creek and the BART station are also nearby. That proximity was highlighted in previous marketing for the Montego Ridge property, which identified senior housing, assisted living and memory care as potential redevelopment uses. For investors, the redevelopment is notable because it converts obsolete office inventory into specialized residential use in a market where senior housing demand has been a key driver of adaptive reuse opportunities.

What Happens Next

The Walnut Creek Design Review Commission is scheduled to consider the plans on September 16. The project's development cost and construction schedule have not yet been disclosed. If approved, the project would replace an underutilized office property with a dedicated senior living asset near one of the East Bay's major medical centers, offering O&I Development another opportunity to capitalize on demand for specialized housing.
