HPD moves forward with Bronx housing development

The New York City Department of Housing Preservation and Development (HPD), through Rona Reodica, has filed permits for an eight-story mixed-use building in Mott Haven. As the owner behind the application, HPD’s involvement points to a likely affordable or workforce housing project.

Project scale targets family-sized rental units

The development will deliver 84 residential units across more than 66,000 square feet. With an average unit size of 790 square feet, the layout suggests larger apartments geared toward families, a segment with strong demand in the Bronx.

Community space adds long-term utility

Plans include over 4,300 square feet of community facility space. This component aligns with city-led projects that integrate housing with local services, helping support neighborhood growth and long-term stability.

Parking and layout support tenant needs

The building will include 30 enclosed parking spaces, along with a cellar and rear yard. In outer borough markets, parking remains a valuable amenity that can improve leasing performance and tenant retention.

Transit proximity strengthens leasing fundamentals

The site is located near the Cypress Avenue station on the 6 train line, offering direct access to Manhattan and the surrounding Bronx neighborhoods. Transit-oriented developments continue to see consistent demand, especially in growing areas like Mott Haven.

What this means for Bronx multifamily investors

HPD’s continued activity in Mott Haven highlights the city’s push to expand housing supply in high-demand areas. For investors, the Bronx remains a key market for stable, income-driven multifamily assets, supported by strong rental demand and public-sector involvement.
