A proposal for a new 28-story office tower called One Grand has emerged for an empty lot on Grand Street in New York City. Taconic Partners and Nuveen Real Estate are behind the project, with SHoP Architects designing the tower.
The tower, designed by SHoP Architects, features a base that will house a public school and an office portion starting about 100 feet above ground. Notably, the design incorporates ample outdoor space for tenants, including double-height loggia terraces on the south side of every other floor.
Situated at the southern edge of Hudson Square, the building offers views of the Hudson River and Duarte Square. SHoP's design aims to blend into the neighborhood while maximizing air and light with a lightweight steel façade.
The .75-acre full-block site has been constrained by zoning restrictions for decades, but a 2013 rezoning by Trinity Church Wall Street unlocked its potential. Nuveen and Taconic secured a ground lease for One Grand from Trinity Church in 2019, with plans to revitalize the vacant lot.
Permits have been filed for foundation work at the site, and a leasing team led by Peter Riguardi is seeking an anchor tenant. The developers aim to create a green commercial office space with a focus on wellness and aim to attract top prices for tenancy.
