A Georgia-based developer has proposed a residential project, the Residences at Westview Landings, located east of Opa-Locka. The development aims to provide affordable housing options, offering 130 apartments within an 11-story building. These units will be reserved for residents with incomes up to 50 percent of the area median income, equivalent to $36,150 annually for a single-person household.
Apartment Features and Amenities
The apartments will vary in size, ranging from 650 to 1,050 square feet, with options for one to three bedrooms. The complex will boast communal amenities such as a residents-only clubhouse, fitness center, swimming pool, cabanas, and 97 parking spots to accommodate residents' needs.
Project Details and Design
NuRock, the developer, has secured the .6-acre site for the project from 12300 Holdings LLC, a local entity in South Florida. The site, presently undeveloped, will be transformed with an 11-story tower designed by CFM Architects. Although no conceptual renderings are currently available, plans are underway for the construction.
Legislative Framework and Approval Process
Developers are seeking approval for the Residences at Westview Landings under the recently enacted Live Local Act. This legislation streamlines the approval process for developments by allowing them to bypass certain community hearings, provided that at least 40 percent of the residences are designated for workforce housing.
Potential Location
The proposed site for the Residences at Westview Landings is the southeast corner of Northwest 123rd St. and Northwest 27th Ave./State Road 9 in northern Miami-Dade County.
In summary, the Residences at Westview Landings is a forthcoming residential development project aiming to address the need for affordable housing in the Opa-Locka area. With a focus on providing quality living spaces and amenities, the project seeks approval under the Live Local Act to streamline the process and ensure accessibility for the workforce.
