  • Northlink Capital has secured an $85 million construction loan for 7200 Collins, a 12-story condominium tower in Miami Beach's North Beach neighborhood.
  • The 222-unit project was 93% presold before construction began and is expected to be completed in late 2027.
  • The development will feature fully furnished residences with short-term rental flexibility, highlighting continued demand for North Beach condominium projects.

What the Financing Means for the Project

Construction is moving forward on 7200 Collins after Northlink Capital closed an $85 million construction loan for its luxury condominium development at 7200 Collins Ave. in Miami Beach's North Beach neighborhood.

The financing supports the vertical construction of the 12-story, 222-unit tower, which broke ground earlier this year following strong buyer demand. According to the developer, the project reached 93% presales before construction started, demonstrating continued confidence in Miami Beach's condominium market.

Northlink Capital acquired the 0.57-acre development site in 2021 for $17.33 million, replacing a former Denny's restaurant with a new residential tower.

What the Development Will Include

Designed by Revuelta Architecture International, 7200 Collins will offer 222 fully furnished condominium residences with flexible short-term rental options.

Homes are currently averaging in the mid-$860,000 range, appealing to both end users and investors seeking vacation-oriented properties. Adriana Hoyos Design Studio is leading the interior design, while Ortega Construction Co. is serving as the general contractor.

The project's location along Collins Avenue places residents within walking distance of North Beach's restaurants, beaches, and neighborhood amenities.

What Else Is Part of the Deal

In addition to the construction financing, Northlink Capital completed a real estate exchange with a neighboring property owner.

While details of the exchange have not been publicly disclosed, the agreement could support future site improvements or additional development opportunities related to the project. More information is expected once transaction details become available.

What This Means for North Beach

The financing reflects continued lender confidence in Miami Beach's North Beach neighborhood, where several residential developments are moving forward despite a more selective financing environment.

With the project already nearly sold out before construction began, 7200 Collins demonstrates sustained buyer demand for luxury condominium developments offering flexible ownership and rental opportunities. The tower is expected to be completed in late 2027, adding another high-profile residential project to North Beach's growing development pipeline.
