Northern Builders Secures 2 Build-to-Suit Development Opportunities in Chicago Suburbs

Northern Builders, a real estate developer and general contractor, has recently finalized two separate build-to-suit for sale agreements at Cherry Hill Business Park. The agreements involve Agile Cold Storage and Illinois Truck Group (ITG).

Representation and Negotiations

Agile Cold Storage was represented by Noel Liston and Matt Lee of Core Industrial, while Jeff Provenza and Todd Hendricks of Lee & Associates represented ITG. Northern Builders, acting as both developer and general contractor, had representation from Jason West, Sean Henrick, and Ryan Klink of Cushman & Wakefield.

Project Details

Agile Cold Storage's facility will span 202,759 square feet across nearly 24 acres, with provisions for future expansion of up to 150,000 square feet. On the other hand, ITG's build-to-suit covers 33,180 square feet and will be utilized for truck maintenance and dealership purposes.

Matthias Trizna, Northern's VP of development and sales, highlights the advantages of Cherry Hill Business Park. Its strategic location near multiple intermodals, access to I-80, and a robust labor force make it an ideal hub for cold storage distribution, manufacturing, and processing facilities.
