- Northampton Capital Partners and Provident Data Centers have formed a joint venture to develop a 54-megawatt turnkey data center in the North Dallas Corridor.
- The project will be located on a 74-megawatt site in the Dallas market, although the partners have not disclosed the specific address.
- The data center is expected to come online in late 2027 and will be designed for AI and inference workloads.
- Provident says the facility will use effectively zero water and incorporate design features intended to support quiet operation.
- The partners have also established a framework to develop additional inference-ready data center sites across U.S. markets.
What the Dallas-Area Data Center Will Deliver
Northampton Capital Partners and Provident Data Centers have formed a joint venture to develop a new turnkey data center in the North Dallas Corridor within the Dallas-Fort Worth metroplex. The facility will provide 54 megawatts of critical capacity and is expected to come online in late 2027. The project is planned on a 74-megawatt site, although the development partners have not disclosed the property's specific location. The project will add new data center capacity in one of the world's most active and capacity-constrained data center markets.
What the Project Will Offer for AI Workloads
The development is being positioned to support growing demand for artificial intelligence and inference workloads. The site will provide low-latency access to critical interconnects within the Dallas data center hub, supporting connectivity to networks across the country. The partners also plan to use an AI-ready power density designed for inference applications. Roman Pacewicz, managing partner at Provident Data Centers, said the facility is being designed with efficiency and community concerns in mind. According to Pacewicz, the design will consume effectively zero water and is optimized for quiet operation, addressing two common concerns surrounding large-scale data center development.
What the Joint Venture Plans Beyond Dallas
Northampton Capital Partners and Provident Data Centers have also agreed to a broader framework for developing inference-ready data center sites in markets across the United States. The agreement builds on both companies' existing activity in the data center sector and provides a platform for pursuing additional AI-focused infrastructure opportunities. The Dallas-area project is expected to serve as an initial development under the relationship, with additional sites potentially expanding the partnership's footprint.
What Northampton Capital Partners Is Developing in Texas
Northampton Capital Partners has additional data center exposure in Texas through its strategic investment in Blueprint Data Centers. The investment, announced in April 2025, supports Blueprint's development of two data center sites in the Austin market with a combined 85 megawatts of gross capacity. The Taylor, Texas, site is planned for 25 megawatts and is located approximately five minutes from Samsung's $44 billion semiconductor manufacturing complex. The Georgetown site is planned for 60 megawatts. Both projects are expected to come online between late 2026 and 2027.
What Provident Data Centers Is Building in the Dallas-Fort Worth Area
Provident Data Centers also has a major Texas development underway through a separate joint venture with PowerHouse Data Centers. The partnership is developing a 768-acre hyperscale campus in Grand Prairie, Texas. Phase One is expected to generate approximately 500 megawatts of power, while the full campus is planned to reach approximately 1.8 gigawatts. Initial power energization for that campus is expected to begin in 2026.
What Comes Next for the Dallas Data Center
The new 54-megawatt project is expected to come online in late 2027 as Northampton and Provident advance their broader data center development strategy. The partners have not yet released the project's specific address, total development cost, building size or construction timeline. Additional details are expected as the project progresses.
