Key Points

  • New renderings unveiled for 200 West 88th Street, an 18-story residential tower on Manhattan’s Upper West Side
  • Side Designed by Robert A. M. Stern Architects (RAMSA) and developed by Nortco Development
  • The 215-foot-tall building will deliver 36 condominium units in three to five-bedroom layouts, plus ground-floor retail and parking

Large Scale Residential Development on the Upper West Side

200 West 88th Street will span 114,000 square feet and rise at the corner of West 88th Street and Amsterdam Avenue. The tower will feature half and full floor condominium layouts, ranging from three to five bedrooms. Ground‑floor retail space and enclosed parking on the second level add convenience for residents. The property, alternately addressed as 568‑574 Amsterdam Avenue, replaces several low‑rise structures, including the former Mermaid Inn, which Nortco acquired in 2018 for $46 million.

Architectural Design

The building showcases RAMSA’s signature prewar-inspired design, with multifaceted massing and numerous setbacks creating private terraces. The façade will combine beige brick and limestone with large rectangular and arched windows, accented by arched cutouts for pocketed terraces. Contrasting black metal paneling highlights sections of the upper stories, culminating in a bulkhead with ornamental grilles and an illuminated Art Deco crown.

Amenities and Lifestyle

Planned amenities include:

  • Bicycle storage
  • Fitness room
  • Yoga studio
  • Music room

Tree-lined sidewalks, landscaped garden beds, and a motor courtyard will enhance the property’s street presence. Brown Harris Stevens Development Marketing will oversee sales and marketing for the residences.

Market Context

Located steps from the 1 train at 86th Street, the project offers direct access to Broadway and the wider Upper West Side. The development reflects growing demand for luxury condominium living in Manhattan’s established neighborhoods. Importantly, 200 West 88th Street is slated to become RAMSA’s first all‑electric residential building in New York City, aligning with the city’s sustainability goals.

Why It Matters

This project underscores the continued appeal of the Upper West Side for high‑end residential development. By combining RAMSA’s classic architectural language with modern sustainability, Nortco is delivering a building that bridges tradition and innovation. The inclusion of retail and landscaped public frontage further integrates the tower into the neighborhood fabric.

Bottom Line

With façade installation underway and completion expected in spring 2027, 200 West 88th Street represents a significant addition to Manhattan’s luxury housing pipeline. As RAMSA’s first all-electric residential tower in the city, the project highlights how design excellence and sustainability are converging in New York’s next generation of urban living.
