A new gym from New Jersey, Fitness Factory, is set to make its debut in New York City's five boroughs, specifically at 362 West 125th Street in Harlem. The gym secured a 21-year lease for 22,407 square feet at Nortco Development’s 12-story condominium project, located between Morningside and St. Nicholas avenues. Kassin Sabbagh Realty facilitated the lease, with the asking rent ranging from $50 to $60 per square foot.

Location and Offerings

Fitness Factory will occupy the lower level and second floor of the building, named Eleven Hancock, along with 500 square feet on the ground floor. The gym plans to offer personal training services and various group classes including yoga, cardio kickboxing, fitness boot camp, Zumba, and pilates. Additionally, there will be a juice bar on-site.

Background and Growth

Founded in 1997 by Dennis Cieri and Richard Scarpati, Fitness Factory has expanded to 15 locations across New Jersey and Yonkers, New York. With a membership base exceeding 100,000, the gym has grown significantly over the years.

Harlem Renaissance and Expansion Plans

Expressing excitement about joining the Harlem community, a spokesperson for Fitness Factory emphasized their commitment to providing top-notch services. KSR’s Eli Yadid and Ori Melloul facilitated the deal between Fitness Factory and Nortco. Yadid hinted at the possibility of more Fitness Factory locations opening in New York City soon, signaling the gym's expansion plans beyond its New Jersey roots.
