Mixed Use

A new development project is in the works for 624 New York Avenue in Prospect Lefferts Gardens, Brooklyn. The property, situated between Fenimore Street and Rutland Road, is close to the Winthrop Street subway station, providing easy access to the 2 and 5 train lines. Nigel Boyden is identified as the owner of the site.

Development Details

The proposed project is a six-story mixed-use building reaching a height of 64 feet. It is expected to offer a total of 16,617 square feet of space, comprising 13,494 square feet allocated for residential use and 3,123 square feet designated for community facility purposes, specifically a childcare center. With 10 residences planned, it's speculated that these will primarily be condominiums, each averaging around 1,349 square feet. The building will be constructed primarily of concrete and will include a cellar.

Architectural Design and Permitting

Palette Architecture has been listed as the architectural firm responsible for the design of the building. Given that the lot is currently vacant, it's anticipated that demolition permits will not be required. However, an estimated timeline for completion has not yet been announced.

The project at 624 New York Avenue represents an upcoming addition to the Prospect Lefferts Gardens neighborhood, aiming to provide both residential and community space. With its convenient location and proposed amenities, it stands to become a notable development within the area.
