A long-delayed multifamily project in Lincoln Square is moving forward again. The City of Chicago has issued a new construction permit allowing the next phase of The Trieuth at Lincoln Square to proceed at 5029 North Lincoln Avenue, marking progress on a site that has seen multiple stalled attempts over the past decade.
The permit, issued January 28, clears the way for the redevelopment of a parcel that previously housed abandoned foundations from an earlier failed project. Those foundations were removed during construction of the first two buildings in The Trieuth development at 5015 and 5019 North Lincoln, which are now nearing completion. The developer, Northshore Development Group, is building under the Trieuth name and serving as its own general contractor.
The approved plans call for a five-story mixed-use building with 47 residential units, making it the largest phase of the development to date.
The building will be fully sprinklered and include a loading berth to support retail operations and residential move-ins. Architecture is handled by Hanna Architects.
The project benefits from strong transit access along Lincoln Avenue and nearby Western Avenue, allowing a reduced parking ratio. Multiple CTA bus routes serve the area, with access to the Brown Line within walking distance. This location-based density continues a broader trend across Chicago neighborhoods where transit access is supporting mid-rise multifamily development.
Rental rates have not yet been announced, and no completion date has been published. With permits now in hand, however, construction is expected to move forward after years of delays.
The latest permit for The Trieuth signals renewed momentum for a long-stalled Lincoln Square site. For Northshore Development Group, the project represents a steady, infill-driven approach to adding density along a key neighborhood corridor, as Chicago continues to lean on mid-rise multifamily to fill housing gaps.
