Key Points

  • Fortune International Group and Blue Road released new renderings of townhomes at Nexo Residences in North Miami Beach
  • The townhomes blend single-family scale with short-term rental flexibility
  • The project is over 90 percent sold and scheduled for delivery in 2026

Fortune International Group and Blue Road have unveiled new renderings of the townhome collection at Nexo Residences, offering a closer look at a product designed to meet shifting buyer and investor priorities in South Florida. Located in North Miami Beach, the townhomes aim to combine the space and privacy of a single-family home with the convenience, amenities, and flexibility of a short-term rental condominium. As insurance costs, maintenance expenses, and property management demands continue to rise, the offering is positioned as a lower maintenance alternative for families, end users, and investors.

A Flexible, Turnkey Product

The townhomes allow seasonal rentals of three months or more, up to three times per year, creating built-in flexibility for home sharing. Each residence is delivered fully furnished and move-in ready, with enhanced digital features such as keyless entry designed to simplify ownership and guest access. Layouts span two stories and include private terraces with summer kitchens and floor-to-ceiling windows reaching 15 feet on the first level. Pricing starts at $1.23 million, with three and four-bedroom floor plans ranging from 1,547 to 2,094 interior square feet. All townhomes are located at ground level along Highland Drive within the building’s podium.

Resort-Style Amenities Drive Demand

Townhome owners have full access to Nexo Residences’ amenity package, which mirrors offerings typically reserved for luxury high-rise living. Amenities include a multi-story arrival lobby, coworking and café spaces, a fitness center with yoga studio and virtual training, and a resort-style pool deck with spa and summer kitchens. Additional features include a rooftop observatory deck, children’s playground, clubroom, private event spaces, and a pet-friendly environment. A dedicated on-site management team handles guest check-ins and check-outs, as well as housekeeping, reinforcing the project’s lock-and-leave appeal.

Strong Sales Momentum

The 16-story short-term rental condominium has already surpassed 90 percent sellout, with completion targeted for 2026. In total, the project includes 254 fully furnished residences, ranging from studios to three-bedroom units, priced from the $599,000s, alongside the townhome collection. Fortune Development Sales are handling exclusive sales and marketing.

Design and Location

The project was envisioned by Carlos Ott, with architecture by Frankel Benayoun Architects. Interiors, common areas, and landscaping are curated by Urban Robot. Located at 13899 Biscayne Boulevard, Nexo Residences sits near Bal Harbour, Aventura, Sunny Isles, and North Bay Village, with convenient access to both Miami International Airport and Fort Lauderdale Hollywood International Airport. The property is also four miles from the Brightline Aventura station.

Bottom Line

Nexo Residences’ townhomes reflect growing demand for flexible, turnkey living that supports both personal use and rental income. With strong sales velocity and a full-service operating model, Fortune International Group and Blue Road are capitalizing on a product type that continues to resonate in South Florida’s evolving residential market.
