Key Points

  • Newgard Group and Two Roads Development topped off both towers at One Brickell Riverfront ahead of schedule.
  • The dual tower project totals 784 condo units along the Miami River in Brickell.
  • Delivery is projected for August 2027, backed by $513M in construction financing.

Ahead of Schedule in Brickell’s Core

The topping-off ceremony took place on January 16 at the project site along the Miami River, where crews raised an American flag and palm tree atop the LOFTY Brickell tower. The move confirms structural completion for both towers well ahead of initial timelines. The development spans two high-rise buildings sharing a unified podium at 99 SW Seventh Street. LOFTY Brickellrises 44 stories with 362 fully furnished residences, while The Standard Residences, Brickell reaches 46 stories and includes 422 units. Both towers were designed by Arquitectonica, a familiar name in Miami’s skyline.

$513M Financing Signals Institutional Confidence

Construction progress follows the joint venture’s $513 million construction financing, one of the largest residential loans secured in South Florida. In a market where condo lenders have grown cautious, the scale of this financing stands out. For investors and brokers, the takeaway is simple. Capital is still flowing to well-located, branded, and experience-driven projects in Brickell, especially those with waterfront exposure and strong execution timelines.

Amenity-Heavy Towers Built for Urban Demand

LOFTY Brickell is positioned around flexibility and lifestyle, offering studios through two-bedroom units plus penthouses. The tower features roughly 40,000 square feet of amenities, including a private marina, spa and fitness facilities, coworking areas, and a cigar lounge. A waterfront restaurant space will be occupied by AVRA Estiatorio. The Standard Residences leans into experience-driven living. Interiors are designed by GOODRICH, with amenities spread across multiple levels, including a rooftop pool, spa with Hammam and cold plunge, bowling alley, screening room, pet spa, and riverfront dining.

Why This Matters for Investors

One Brickell Riverfront adds nearly 800 new luxury condos to a supply-constrained waterfront submarket. Being ahead of schedule reduces delivery risk, while the size of the financing underscores lender confidence despite broader market volatility. For landlords and brokers tracking Brickell, this project reinforces a clear trend. Prime riverfront sites, strong branding, and full-service amenities continue to attract capital even as the wider condo market recalibrates.

Bottom Line

With towers topped off, financing secured, and delivery targeted for 2027, One Brickell Riverfront is shaping up as one of the most consequential condo projects in Miami’s urban core. Brickell’s riverfront isn’t slowing down, and neither is investor interest.
